The associated notarial firm Doria Saglietti Scerbo (Padua) specializes in the tax and notarial aspects of the real-estate sector, with a particular focus on conveyances and purchase/sale transactions.
We assist private clients, companies, and public entities with all transactions involving the transfer of title or other rights in rem, including:
The firm also handles all real-estate–related deeds such as mortgages, subrogations/portability, mortgage releases/cancellations, and real-estate enforcement/foreclosure proceedings.
We provide end-to-end assistance for acquisitions and disposals of real estate, covering a wide range of matters: from the purchase and sale of individual apartments, villas, agricultural land, and development sites to in-kind contributions to real-estate funds and the negotiation of complex real-estate portfolios. We also handle the transfer of entire buildings and assets subject to cultural pre-emption rights, in compliance with Legislative Decree no. 42/2004 (Italian Cultural Heritage Code).
Leveraging decades of experience, we work with developers and housing cooperatives at every stage of the development process. This includes support with financial planning and land acquisition, the negotiation and management of planning and subdivision agreements, the allocation/structuring of financing, and the execution of deeds for the transfer of individual units.
We also provide legal advice and hands-on assistance for private sale and mortgage deeds relating to residential properties and office premises. Our support covers the entire lifecycle—from preliminary agreement through completion—offering clear explanations at each step. We conduct comprehensive due diligence, including mortgage and land-registry searches; verification of compliance with the property’s current condition; planning/zoning and energy-performance compliance; and adherence to all applicable special regulations.
